523 Canal Street is one of several large-scale South End Stamford developments reshaping this former manufacturing and mercantile neighborhood.
This seven-level, 201,000-square-foot structure contains 142 studios and 41 one-bedroom apartments on five upper floors above a two-level podium containing tenant amenities, services, community space, and a 160-car enclosed parking garage. The structure is topped with a landscaped roof, and the interior lobby features a green wall, resident café, and fitness rooms.
The design is derived from Stamford’s South End architectural heritage. By employing clear masonry forms clad in warm brick tones, simple patterns of large dark metal-framed glazing, metal-and-glass canopies at grade, and a tall metal cornice at the roof, the proposed building alludes to the best of the South End’s built legacy. From this basis, new design elements address the aspiration for connection to the life of the community. Units along the street fronts, and at the four corners of the building, contain balconies, which are both tenant amenities but also offer “eyes on the street” to the community. The John Street façade is a two-story, high-glazed frontage activated with resident amenities and retail uses within. The Canal street façade is largely glazed at the ground level, offering connection to the Community Space, which offers daytime activities for resident children. Additional tenant amenities are concentrated on level three (above the second level parking deck) and include both interior fitness and lounge areas as well as a landscaped courtyard and pool area. Other open space areas are provided at grade in the form of outdoor seating and plaza areas. Vehicular access to the garage is located along Canal Street. To help reduce vehicle demand and increase ridership, the garage maintains areas for bicycle storage.
