The Towers at Tower Lane, a nationally respected senior housing community in downtown New Haven, enlisted Newman to take on an ongoing project to reinvent their ground floor amenity spaces. The campus consists of two residential towers, one designed by Charles Moore in 1971 and the other designed by Newman in 1982—and a connecting structure. The renovation reconfigured the first-floor common areas that serve all Towers residents, expanded the entry with a new, welcoming lobby and sunroom, and added a new entry canopy and covered outdoor sun porch

Newman worked in collaboration with interior designers CAMA to design spaces that provide meaningful touchpoints for residents, encourage social engagement alone and together, emphasize moments of beauty and joy, support safety and security, enhance accessibility, and promote well-being of mind, body, and spirit.

The new light-filled entrance features a welcoming concierge desk and an enlarged gift shop in a new location. The new sunroom addition and a new conference room provide a range of seating areas with the view and a new double-sided fireplace as focal points. A lounge with reading and game areas, a craft room, board room, and multi-functional chapel and exercise room support The Towers’ full schedule of social, enrichment, and cultural programs. Seating nooks throughout the ground floor provide touch-down spaces and opportunities for residents to see and be seen.

A Wealth of Dining Options

The new dining room provides varied seating options, including a quiet dining area for residents with sensory or sensitive feeding needs, as well as a new café option that offers all day seating and grab-and-go options. A display kitchen, including a new pizza oven, enables residents to see live food preparation and engage with food service staff.

A New Front Porch

Improvements to the grounds include a new dog park, gazebo, community garden, and improved parking, in addition to the new expansive, covered sun porch that provides easy access to fresh air and a great perspective from which to watch the building’s comings and goings throughout the day.
